Government introduces GST rental rebate legislation

On September 21, 2023 the Deputy Prime Minister and Minister of Finance introduced Bill C-56, the Affordable Housing and Groceries Act, which removes the GST on new rental housing construction.

On September 21, 2023 the Deputy Prime Minister and Minister of Finance introduced Bill C-56, the Affordable Housing and Groceries Act, which removes the GST on new rental housing construction.  

Specifically, the proposed legislation will enhance the GST Rental Rebate from 36 per cent to 100 per cent, and will remove the existing GST rental rebate phase-out thresholds, for certain new rental housing projects. While the enhanced GST rental rebate will be effective as of September 14, 2023 (subject to the passage of the legislation), the draft legislation leaves various details to be drafted via regulations.
